    In what capacity am I allowed to have an outside knowledge base for people on the forum and link to it?

    Something similar to fox’s web school (courses) allowed?

    I did not think what I posted would be against the rules in the about page but let me know what I can post. I can make it a strict knowledge base or whatever it would need to be.

    obviously people can self promote, sell info, get subscribers/users, etc. so just need to know what I need to change specifically so it's not a problem.

    For lawn care? We post every few days or so, usually get a customer or two. Absolute steal for only $5 an ad.

    Hello, I just read through your whole lawn care thread and I had a question on how you market selling your contracts through passing out flyers and craigslist ads. Do you find it best to say on the flyer that you are selling a package service that includes mowing, aeration, and flower bed weeding, etc? I am just wondering how you are pitching your contract service on the flyer/ads. Thank you so much

    Most of my deals came from the tax delinquent list. But I had lots of luck merging two separate lists. Merge the tax delinquent with the vacant list, for example.
    Oddly, most of my BUYERS were found from putting out bandit signs: "must sell. 3br/1 ba $20k Cash". Lots of investors called from those signs.

    Great idea. I'll use that. For right now I found an investor/broker that had some M's in the bank and buys homes all the time and said I would hustle for him if he taught me how to wholesale (which is what he did before he got enough money to invest). I'll build a buyers list but for right now I just want to find him a good deal to pay for all of the info he's given me already.

    I'm going to look into the tax delinquent list for sure then. Were you looking for people who were at least 2 years delinquent or any amount of time? And were you sending them mailers?
    I remember a new wholesaler bragging to me that he was driving for dollars, looking for vacant houses. He had no clue the weekend earlier I uploaded 20,000 addresses into smarty streets and ended up getting 600 back as vacant. Took less than 30 minutes. And this poor guy was driving around looking for one house at a time.

    I have access to vacanthousedatafeed.com as well and it has all of the vacant properties in the US. It includes phone numbers too so I also use that.

    For example it says there's 3000+ vacant houses within 15 miles of my zip code and there's numbers for like 50% of them already included. It uses the postal service info as well. Thanks for the info, at least it's confirmation it's a good idea. Where did you get most of your deals?
    You can use skiptracing services like TLO.com to find the 'missing' owners cell phone number, but I don’t know if they offer bulk appending of cell phone numbers (I did it one by one...ugh).
    Step 3. Download the spreadsheet back from smarty streets and it will have new columns added to it with a bunch of new info. One of those columns will tell you whether each of your addresses are occupied or VACANT (according to the postal service). As you know vacants are huge money makers for wholesalers.
    Step 2. Take that spreadsheet and upload it into smartystreets.com. They somehow contracted with the postal service to get their data. So, you upload your spreadsheet of addresses into smartystreets, click 'process' and it appends new information to each address.

    Step 1. Get a list of all the addresses in city/county (from public websites, from county assessors offices, from GIS websites, or even from real estate agents).

    I go to the county website and export an excel file of all "derelict house" code violations, send that to a skip tracing service that gives me their phone numbers, copy all the phone numbers into slybroadcast with a message that says "hey my name is john i live in puyallup and i saw your home and wanted to buy it call me back" and shoot it out to all the numbers.

    I sent out 30 today and got a call back this morning I'll see if anything happens later today. I'm trying all sorts of variations because it's so cheap. I was even using it just 10 minutes ago to call contractors and offer website services.
