A resident of the Las Vegas valley since 1960 William Gayler has always possessed a desire to broker, invest and develop both residential and commercial properties. Inspired by the success of childhood friends who became involved in the commercial real estate business. Gayler received his real estate license in 1986. He then joined Diversified Realty a very successful local real estate brokerage and investment company that concentrated primarily on the brokerage of vacant land and investment properties. Gayler cut his teeth in the bullpen by daily cold calling and prospecting the enormous amount of potential buyers and sellers that the valley had to offer. Diversified Realty was also a pioneer in the promotion of their agents towards higher education and entrepreneurialship which lead to over 20 new and successful commercial real estate brokerage companies being formed from former agents.

The career began but the destiny wasn’t quite yet fulfilled so Gayler went on to establish ICON Real Estate Companies in 1994, a company that specialized in commercial brokerage, land development, partnerships/syndications and the development and construction of multi-family and commercial real estate investment properties. As time progressed, Gayler discovered his creative approach to marketing and development, and his reputation for establishing sound business relationships and profitable investments had put ICON on the map. Over his career Gayler to managed over 75 investment LLC’s/partnerships. Over the years those holding companies with Gayler at the helm have negotiated transactions on more than 1000 acres of vacant land and commercial development worth in excess of $200 million and have developed commercial income properties in excess of $150,000,000.
Past projects include Starfire Townhomes (106 units), Apache Pines, Spyglass, Angel Point and Murano apartment developments consisting of over 700 units; the 22,000 square foot Flamingo-Tenaya Professional Park; 22,000 square foot Flamingo-El Capitian Professional Park, 10,000 square foot Buffalo Canyon Retail Center; and the 650,000 square foot power center Tropicana Beltway Centre just to name several.
Backed by Gayler’s talent for visualizing the potential of any proposed piece of property. Unfortunatly the ICON brand was decimated in the 2009-2012 economic downturn in Southern Nevada real estate market and no longer is active in Las Vegas. Upcoming projects slated for the company prior to the real estate melt down included an 18,000 square foot retail strip center located on 3.14 acres in the Wal-Mart shopping center in Mesquite, Nevada, a 250,000 square foot mixed–use retail center on 24 acres at the I-215 Beltway and Tropicana and 60-acres of vacant land being being designed for a world class water park facility and major mixed-use hotel-office retail center located at Sunset and Jones; also a prospective retail center or cemetery and mausoleum development on 20 acres at the corner of Warm Springs and Buffalo.
Mr. Gayler received his CCIM (Certified Commercial Investment Member)* designation in 1990 and founded ICON Real Estate Companies in 1994 with the focus on attracting “niche†investors with “niche†properties.
What is a CCIM?
A Certified Commercial Investment Member (CCIM) is a recognized expert in the disciplines of commercial and investment real estate. A CCIM is an invaluable resource to the commercial real estate owner, investor, and user, and is among an elite corps of more than 9,000 professionals who hold the CCIM designation across North America and more than 30 countries. Nearly 10,000 additional professionals are pursuing the CCIM designation.

Recognized for its preeminence within the industry, the CCIM curriculum represents the core knowledge expected of commercial investment practitioners, regardless of the diversity of specializations within the industry. The CCIM curriculum consists of four core courses that incorporate the essential CCIM skill sets: financial analysis, market analysis, user decision analysis, and investment analysis for commercial investment real estate. Additional curriculum requirements may be completed through CCIM elective courses, transfer credit for graduate education or professional recognition, and qualifying non-CCIM education. Following the course work, candidates must submit a portfolio of closed transactions and/or consultations showing a depth of experience in the commercial investment field. After fulfilling these requirements, candidates must successfully complete a comprehensive examination to earn the CCIM designation. This designation process ensures that CCIMs are proficient not only in theory, but also in practice.

With such a wide range of subjects to be mastered and in a dynamic business such as real estate, the educational process does not end once the designation is earned; there is a strong commitment among CCIMs to continuing education.

Only 6 percent of the estimated 150,000 commercial real estate practitioners nationwide hold the CCIM designation, which reflects not only the caliber of the program, but also why it is one of the most coveted and respected designations in the industry. The CCIM membership network mirrors the increasingly changing nature of the industry and includes brokers, leasing professionals, investment counselors, asset managers, appraisers, corporate real estate executives, property managers, developers, institutional investors, commercial lenders, attorneys, bankers and other allied professionals. Through this business network, CCIM members successfully complete thousands of transactions annually, representing more than $200 billion in value.

Certified Commercial Investment Members are in more marketplaces in North America -- 1,000 cities -- than all major real estate companies combined. Regions and chapters provide designees and candidates the opportunities to promote business and educational goals through local and regional forums and meetings
