I have bought a couple houses and mobiles before without seeing the inside. They were great deals so I took a chance each time and was lucky. Not this time,I bought one friday on land for $7500. The owners live in canada and got the mobile through probate. There never been to it or had keys. The only way I could of got inside was B & E. So I went inside friday and the roof was leaking in the kitchen and hallway. The ceiling had fallen down. The bathroom shower has walls that look like there pregnant.
The first bedroom is a tiny 8 by 9 and the place needs paint and electric work done. I'm going to take a week and fix it myself for about $1500.
The roof is a easy fix on a mobile and I will replace the ceiling and take down the tile shower walls and replace with plastic walls.
The tiny bedroom shares a wall with a large living room,so I will open that wall up to add 4 more feet to the bedroom.
It is a 3/1 on land and will rent for $565 a month with taxes and ins at $60 a month. I should have 9 k into it when I'm done.
