Originally I was focused on buying a rental property in Panama city Beach and Pigeon Forge since the hurricane hit Panama City and the fires hit Pigeon Forge hard and there's a lot of good Fixer-Uppers for very low price in those areas. Also I was focused on Cincinnati and Pittsburgh since you can get an investment for less than $100,000 and sometimes even $50,000.
But then I listened to a great podcast of this single mother in Detroit only making $20,000 a year as a waitress and now has 10 investment properties there. I never was interested in Detroit due to the population shrinking and the crime but now I'm hearing new growth.
So I did a search and found a lot of cheap properties.
Here's one I attached that is $25,000 and it has a current tenant renting for $950 a month -

Looks like a lot of great return on investment, even after property manager is covered.
