I have been looking at the fact that multifamily has really bounced in value these days. This has lead me to a shift in strategy.
I am holding onto one property for cashflow purposes and liquidating the remainder.
There is likely still plenty of upside in the apartment business. But, buyers are paying ridiculous numbers for properties right now. I just sold a property that I paid $18K/unit for a few years ago. The sale price was 48K/unit. Another went from 18K to $65! I have sold half of that portfolio and am days away from closing the sale on the remainder.
I am moving into retail for a couple of reasons. The recovery has not fully taken affect yet. Most of the really sweet deals are gone but I believe that there is still some upside. The cashflow appears to be stronger with less work. There is probably not as much upside but I could use a bit of a break from all the rehabs.
