I have a friend who owns a SFH and needs to move out of the country in a hurry to take a new job.
She has a lot of equity in her home and just wants it sold asap without having to deal with real estate agents and home showing etc.
The market here is a bit slow, but not like it is in much of the US. Average days on the market is probably about 90, but she doesn't have that long, and REALLY wants is sold before she has to leave town.
I pulled some recent comps and calculated that it would likely sell for about $340k, if she went the Real Estate agent and the 90 days route. I'm thinking that she would be pretty happy with something just above $300k, for a no hassle sale.
I'm not a real estate investor, so I don't want to buy it myself, but I know some investors in my city from playing CashFlow.
So the question is, is it reasonable for me to ask for a "finders fee" for presenting this deal to someone?
If yes, what is a reasonable amount to ask for?
Third, how do I work it out? For example do I make them sign an agreement before I put them in touch with the seller?
