Can motels be converted to hotels...easily?

I am pondering the idea of purchasing my own run-down hotel one day and converting it into a thriving hotel one day in the future. I noticed though that motels for sale cost far less than hotels for sale. So, is it possible to convert a motel into a hotel and operate the real property as a hotel, WITHOUT going through a long outdrawn process and dealing with the legal system?


Also, can anyone suggest some great places to look for businesses, hotels, and motels for sale? I've been exploring businessesforsale.com, but I get a feeling that the posts on this site are somewhat outdated or inaccurate for some reason:coffee:.
