As most who have followed my posts or blogs know, I finished my most recent flip in July and have been waiting to get it sold before moving on to my next project. I've had 1 contract fall through during what has been a really sluggish last month or so for our local market here in this 1 area. (Someone got shot 2 streets over for the 2nd time in 3 months, and I think this has really impacted the interest people have in this neighborhood.... Thankfully this is my last of 3 properties over there, and then I will have exited the neighborhood once and for all!) -- I just dropped the price by $5k and am hoping to get another contract soon.
From following JScott's posts, I've got the bug to move on and get going on the next flip, and I am seeing deals pass me by daily in the MLS while I wait to collect this golden paycheck (Probably about $40k coming my way after this one sells)... but I've got just about 100% of my cash tied up in equity on houses, as usual -- So I'd have to pull some equity back out in order to do another project right now, and finance it with plastic (Which is what I usually do anyway)... Or just use my line of credit to finance the whole thing... I've got $10k in savings to cover carrying costs on my properties if things got shakey....
Why am I too jittery to pull the trigger and buy something? Fear of failure? (If I knew I would not fail, I would definitely take the plunge, so that must be it.... I've never failed, my track record is 100%, so why the fear?) I am a risk taker....
With all of this said, is the choice clear?
