5 Bedroom, 2 Bath House, 2000 sq ft -- huge lot, 2 yr old roof, in good condition.
The contract: $119k + $3k of closing costs paid by seller.
Comps: $165-170k
I had originally contracted this one for a flip, but it doesn't look like I can get financing for 2 right now, so I'm cutting this one and going with another. This one is in good condition / rental grade right now, and does not need a lot of work at all. Maybe a coat of paint inside, and a carpet cleaning would do it. Some minor repairs here or there, but nothing major. I have had it inspected, and can provide a copy of the inspection as needed.
