A website where people can come and purchase a small or large portion of a residential building like a house or apartment complex and based on their contribution they get a certain percentage of the monthly rent, minus expenses and the fee that goes to the group that runs the apartment complex or home.

As the person running the property or properties, I wouldn't own them but would receive a percentage of the monthly rent after expenses. The benefit to this method is that I will be able to buy a home outright without the need for a loan because I would be using the investors money to buy properties. Then when one property is completely purchased by investors, I could use the money that I received from the first property to purchase a second property and repeat the process.

Based on the level of demand for future people to get in, I would be able to gauge how fast I should purchase new properties, when demand drops off I stop purchasing new properties and just continue making money off of the ones I'm already managing. Real estate investment groups exist already but I haven't seen one that makes it easy to purchase and sell off your percentage of the property online; most conduct business by getting a bunch of investors into a room and pitching them the idea rather than allowing the whole world to come and purchase; even small amounts like a 1% stake, etc.

I'd like to hear what some members here think about this idea; whether or not they believe it's feasible and also if anyone would like to collaborate with me on such an idea.
