Looking for feedback from those who frequently buy/sell homes or involved in the residential market:
When buying a property and performing due diligence, is the landscaping the last thing taken into consideration? What influence does it have over the purchase price if any? I tend to see that a lot of homes for sale have a neglected landscape and am curious to see if a 'landscaping inspection' would be of any value to buyers/prospects/agents. My idea of a landscaping inspection would include somethings like:
- overall health of trees, shrubs & lawn
- cost to bring up to speed (ex:trim, weed)
- cost to replace current landscape
- average cost to maintain annually
- current or potential drainage issues
- potential long term issues (ex: trees falling from hurricane)
I own a landscaping business and just thought that this might be a potential way for me to work with real estate agents and get new business. I have my real estate license so I do have some background on the home buying process but would like to hear what others have to think. Any advice or feedback is much appreciated.
