So I found a great location for a daycare that my wife would like to start. A huge brand new church that just got built at over 40k square feet. Inside of there is a child care section about 6k sq ft that is currently not being used.

They are looking for proposals and want to make sure we wouldn't interfere with any movie shoots etc that may happen at this location. They also have no specified a rent just saying it has to make sense.

Anyone have any type of outline they can point me in the direction of to get this type of proposal going? I feel a little lost. Also what would be the best way to determine what the rent should be?
