Hi all,
This is my opening thread for becoming a housing development entrepreneur. Previously, I created an eCommerce brand. I made a post summarising it and giving tips for new entrepreneurs in inventing/eCommerce. I considered this opportunity against my eCommerce brand. I decided to be laser-focused on this project, as it beats out CENTS criteria, has ample opportunity for invaluable skill development and has the potential to evolve into a Fastlane business. The eCommerce business simply ticks away in the background as an automated business, and I don't have to do much upkeep.
The Project
I will renovate an abandoned 1881 boarding school to create six-family houses alongside a business partner. Previously, it was the first school with 1970's features, but it has remained abandoned for a decade & fallen into disrepair. This opportunity has been well timed, coinciding with my skills, business partner, and the local council on releasing this property.
This building is a well-sized project but has many problems: dry rot, collapsed floors, vandalism, asbestos, outdated interior & dampness. Essentially, we will be ripping out everything from the inside of the dated building & making it into extraordinary family homes.
So far, we've been preparing the documentation for planning permission. Here are the 3D renditions I've been making for the past two months.
I aim to achieve a few things for this project:
A) Create high-quality houses.
B) Learn housing development skills to have the ability to replicate other projects & leverage tradesmen's time effectively.
C) Turn a profit & make this a viable CENTS business.
Once this project is completed, it can naturally flourish into a building renovation business that I could do across the UK. The UK has a critical need for houses, and the government will not soon build sufficient housing. I may not be limited to this project alone; we could pick up other buildings in the meantime, depending on the progress, but I'll have to see what comes up along the way. That said, the main priority is making this progress.
I'll outline my weekly goals for progressing this project in the same style as previously seen. I've found weekly updates A) Keep me on the ball, B) let me reflect on what is doing well and not so well, and C) demonstrate that gratification doesn't come immediately & persistence is vital.
Let's see what this project entails. It's exhilarating.
