Have millions, want to deploy... where?

Hello all -

I'm an entrepreneur and my business should make some millions this year. I'm deploying some in stocks, some oil, some crypto.. and want exposure to RE.

I'm busy running my business and don't have time/ desire to be very active in any of my investments. I'm ideally looking for someone with meaningful experience and success, impeccable integrity, professionalism, who's looking for an LP to fund additional projects.

I'm more interested in this approach vs REITs/ syndicates, because I reckon with the right partnership, I stand to make far more by not paying such high fees on those traditionally passive options. Is this rational?

Are there other alts/ vehicles I should consider?

I have high risk appetite for unique and rational bets

Publicly traded REITS are still terribly depressed price wise, and yield well. This is the best "set it and forget it" passive income I know. Also, short-term bonds are still paying 5.3% (SGOV/BIL) another great "set it and forget it" option.

A private LP will require oversight and management, it certainly isn't hands off and more semi-passive.

Hello David I just read your post and as it happens I'm looking for investors in a A.I. startup.

My goal is to create a software for self-driving cars that is better than human drivers in pretty much all aspects, safety, reliability, be able to drive on any road, off roads and in any weather condition and far better that anything currently on market , using only cameras not any expensive LiDAR maps and hardware.
What I'm talking about is a software capable of level 5 autonomy , with way better than human reliability and safety.

Some research is still needed but I think I have some secret ingredients to make this possible.
