Had a comment/question for you all.
I recently acquired my first rental home (2 bdrm, 2.5 ba, built in 1997, 1400sf) and the interior needed painting so I went onto Google and typed in “painter, Portland, Oregon”. I sifted through the results and found 3 companies to bid the project. Average bid that came back, $2500.
Although I didn’t have much experience when it came to knowing a realistic figure for doing the work I thought that seemed a little steep so I took my search for a painting contractor to Craigslist. I found 3 companies to bid the project. Average bid that came back, $1500. $1000 savings from my original estimates! Sweet!
Then I started talking to some of the local investors, told them what I was wanting to do and wouldn’t ya know it.... They ended up letting me borrow some of their subs (on an hourly basis) to do the work. Cost, $1000. And on top of that they let me see the finished product of some of their units beforehand. Good thing I didn’t go with that original estimate! Saved $1500 right off the top!
