I came across a property on remax website (I am not reading about a lot of people buying from agents - mostly floreclosers, short sales etc - so maybe I am missing the boat by looking there...). I would be thinking of this property as a long term rental. The information is as follows:

3 bed/1.5 bath
1050 sq. ft.
Doesn't seem to need any major repairs.
Asking: 90,000
Area rents from about 900-1200/month
Estimating Taxes about 100/month and insurance 50/month
Renters pay utilities

In my world, it would take around 60k to make this a solid deal. Do you think 60k is a good number as a max?

However, what initial asking price would it take to make this final number happen?
I realize I could just ask anything (55k) and not move much from that offer, but was curious if anyone would ask 40k and see if doesn't end up around 60k.

Let me know if I am missing any other critical details in assessing the deal.
