I came across my first property when I was jogging.
I have found that this maybe an excellent way to get into real estate.
1) Jogging is healthy and many people need to become more fit (especially here in Ohio)
2) Jogging allows you to soak in the neighborhood: see kids playing in the street, notice the trash, look closely how the houses are being maintained, attain a feeling for how the safe the neighborhood is and finally are people outside enjoying themselves - saying 'hello' when you pass (picking up intangibles that are usually not in a listing)
3) You get an idea of the home is owner occupied. Go by the place after a snow to see if anyone is coming or going from the property, look to see if trash cans are put out on trash day, see if the lights are on late at night (some people just leave lights on even if the house is empty to avoid a break-in)
4) Get a feeling for how the property/area is priced. I see for sale signs in the distance and when approach guess the price without looking at the listing (no idea of beds, baths, sq footage, age of home etc...) - you will be amazed at how well you can get at this game
5) If you are jogging from your current residence then it is a reasonable distance to manage.
