I feel everyone is planning for this US cycle to rebound the way it has in the past. Now when i drive around and i see all the commercial buildings and store fronts for sale/rent it is very scary, especially with someone who hopes to be a success like myself. I have always told myself, when the economy is great, get in a cyclical business, work non stop, make alot of money sell high, and buy commercial real estate, collect as much rent as possible and LIVE life not work for it. The internet and move toward technology makes me wonder if that is even a proper dream. At this point just making a living is going to be a challenge but back on topic, is commercial real estate going to fade out in large amounts? I know the global economy is getting very large, but i feel the internet, cell phones, and whatever new technology they come out with, will lower profit margins on products, which will make it tougher on brick and mortar businesses, which will lower demand. Any comments. What will be the new real estate in 20 years. I do not want to be a 55 year old cowboy. What is going to be the next smart, safe investment with the crazy always changing world?
I have came to the conclusion, food will always have to be in person, if changes barely will be hurt, so pizza places, a tex mex, things of that sort seem smart to be in, plus an all cash business on the side will not hurt ( Riiiiight Obama??)
Water seems safe, it has steadily increased for a long time, and it will increase in demand.
A gym or place of physical activities, if done right, should have longevity.
The biggest problem at this point is taxes on property, not sure what is going to happen there though.
