I had an incredible 2.5 - 3 hour phone conversation with Les Gee the other day; he gave me a ton of feedback, encouragement, and ideas on my real estate endeavors and the mindset that it takes to be successful. I am very grateful for his taking the time to chat with me. In addition to thanking Les, I would like to thank Andviv and Sparlin for PM'ing Les, I had no idea you guys even did that until Les told me; so thank you!
Like I said, I am very appreciative that Les took the time out of his day to talk with me; especially for that length of time. To be honest, I haven't spent 3 hours talking with someone on the phone in over 5 years! We were on the phone so long, as a matter of fact, that my cell phone died during our conversation.
Another funny thing that happened... I was driving towards the grocery store when I received his call, so I pulled into the grocery store parking lot, parked my SUV, grabbed my notebook so I could jot down some notes, and began talking... well it turns out that I had left my key in the "accessory" position during our chat, so after we hung up I went into the grocery store, picked up a few things, came back out to my SUV only to find that IT WOULDN'T START! LOL! I had to walk home with my groceries under my arm because the battery on my SUV was dead, as well as my phone! Good thing I don't live too far from the grocery store.
So, like I said, I took some notes during our conversation... here's some of the things he shared with me:
* Investing is 90% Mental, 10% Technical skills. Work on your mind. Learn from Tony Robbins, Og Mandino, Jim Rohn, etc.
* If you truly want to learn something, do it! You'll learn so much more by being an ACTIVE PARTICIPANT than you ever will by just reading about it - Les used the analogy of investing in gold - he said if you want to learn how to invest in gold, go out and buy a gold coin, because when you're INVOLVED in investing in gold, anytime you hear about the price of gold on the news your ears will perk up, you'll pay attention to what is said, you'll learn, and you'll begin to notice more about it, simply by being involved.
* PARTNER WITH PEOPLE to get deals. (Les must have repeated this important point a dozen times) You can do more with others.
* Use hard money lenders to fund deals if you don't have the $ to do it on your own (again, partnering)
* Be creative
* Ask yourself "What could I be doing differently"
* Give a gift
* How to become wealthy = work on your business EVERY DAY
* At the end of the day, ask yourself "Did I do enough today?"
* Spend quiet time / prayer time first thing in the morning - ask God to teach you
* Compare yourself to who you are now, to who you were 6 months ago. Look how far you've come, how much you've learned in that time. Continue to reflect on your learning / successes as you continue your journey.
* There is a tree in China that takes years of watering before sprouting out of the ground... all this time spent watering and tending to this tree it's building a vast and strong root system under the ground; then one day it will shoot out of the ground and begin growing at an alarming rate. You are like this tree. Right now you are building a root system, and although you can't see the tree sprouting out of the ground, it's coming, the foundation is being built. Stick with it.
* Try to purchase the redemption rights from the homeowner when you go doorknocking
* When talking with homeowners be straightforward, loving, knowlegeable, and truthful. They will be more receptive to you when you're coming from a place of love and trying to help them, rather than looking at them as a transaction in a way to make money.
* Find out what they REALLY want, not necessarily what they're asking for. Les used the analogy of a car salesman that has a customer who says he wants to buy a reliable car - but he's looking at a Corvette. The salesman should tell him if you want a reliable car I can put you into a Honda or Nissan. Because this Corvette isn't going to be a reliable car, it's going to break down and be expensive to own; but if you want to go fast and have a fun time with your car, I can put you into this Corvette. What is more important to you? (This serves as an example of being truthful, knowlegeable, and straightforward with your customer)
* In order to find out your "WHY" or your purpose in life, Les recommends taking the Great Life Foundation course. It's a 3 part training system. A few of the well respected members from the old RD forum went to this training.
* Your purpose statement will stay the same throughout your life, your vision may change as you mature and grow.
Les shared so much more with me during our conversation - MANY personal stories, he talked about his family, some details of his money lending business, his background, purpose, etc.
I am very honored to have gotten to know so much about him in one day.
