So I'm looking at a bank-owned, 3bed 1.5 bath 1300 sqft house. It's in the tallahassee area, about 2.5 miles from FSU. It sits on about 10,000sqft lot. House down the street, a 3br 2ba with 1500 sqft sold for 130k in 2011, and a 3br 2 ba is currently listed for 160k with 1500sq ft living space.
This house has no appliances, probably needs either recarpeting or refinishing the hardwood floors under the carpet. Definitely needs landscaping, and maybe some work done to prevent water from eroding the soil.

After going back and forth, the banks final offer was 63,000k. I had offered 58 before that.
The neighbors have 4 pitbulls in their backyard, and the other side neighbor is going into foreclosure as well.
My question to you! What do I do? Is it worth it? Not? As a first time home purchaser, this is a huge decision for me. I'm looking at this home more as an investment, not as a permanent home.
Any advice?
