One of the best places to invest in Texas right now is El Paso
( I do NOT live there, you could not pay me enough money to live there, it is 14 hours away from where I live in Texas, and I am NOT a real estate agent so I'm just sharing information, I have nothing to sell in El Paso)
Here's an email that I sent out to my subscribers last week about El Paso
Remember a few months ago Jack Miller said that many of the northern states will see a huge decline in population as more people leave areas with high prices and high taxes. Jobs are leaving northern states for the same reasons
If you’re in a northern state you may be thinking about moving to a different area where there is more opportunity with less costs. Before you make the move, you need to spend plenty of time analyzing the market conditions and visit with the Chamber of Commerce. One of the most important indicators of a “good market†is positive population increase and positive job growth.
I get a lot of information about real estate markets all across the United States. If I run across any areas where I think there is a lot of good upside potential I’ll let you know.
Right now, one of the places on my radar is El Paso Texas, home of Fort Bliss. The base is expected to increase by 20,000 – 30,000 within two years.
There’s a shortage of housing and the city is bending over backwards to get builders to come to the area to build homes and apartments.
All indicators point to a building boom!
This should make the existing houses inventory go up in value too.
Traditionally, Texas real estate only goes up about 2-3% a year so we never saw a decline in prices like areas that had a huge appreciation in the past few years.
Economic Development is offering many incentives to any business who will move there.
I can tell you from experience that El Paso ( like much of Texas) does not like “outsiders†who just invest there but don’t live there. So don’t put El Paso on your list unless you plan to live there full time.
El Paso has some of the best Mexican food in Texas.
What’s the down side? It will be hot as heck and a desert atmosphere.
Here are some recent articles about El Paso:
EL PASO (elpasoinc.com) – Work will begin in July on a $100 million retail center at Fort Bliss, marking the first time a mall has operated on a military installation. Freedom Crossing at Fort Bliss will include more than 500,000 sf of retail space. The center will be anchored by two Army and Air Force Exchange Service (AAFES) stores — a 217,420-sf Post Exchange (PX) and a 111,180-sf commissary. The remaining 35 percent of the retail space will be occupied by private retailers such as Starbucks, Baskin-Robbins, UPS and GNC. ServiceStar Development is partnering with AAFES to develop the project.
CONSTRUCTION OPPORTUNITIES COME A-KNOCKIN'
EL PASO (El Paso Times) – Area contractors can look forward to a building boom in the near future, and not just from within Fort Bliss.
Attendees at last week’s construction symposium sponsored by the Greater El Paso Chamber of Commerce learned that more than $1.5 billion worth of local construction projects will go out for bid this year and next year.
Although much of the work will be at Fort Bliss, more than $82 million worth of projects will be available at the El Paso and Clint school districts.
The Ysleta school district will have millions of dollars worth of projects in the works for next year, as will the University of Texas at El Paso.
The International Boundary and Water Commission has $220 million worth of levee rehabilitation work in the pipeline beginning this year.
But Texas is not the only state. There is big opportunity in Alabama, South Carolina, North Carolina, New Mexico, Arizona, Oklahoma, Colorado, and a few other places. I’ll have details about those HOT SPOTS in an upcoming issues of Real Estate HOT SPOTS.
