I was cruising through South LA (AKA South Central) on a visit to the campus of USC. About half of the homes were run-down 1-beds with bars on the windows, and half were nicely spruced up. The main road is all torn up for the construction of a new light rail straight to downtown LA.

I'm a bona fide noob, but this had all the signs of being a "revival." Cursory research shows the following:
-$80K-100K for 1920s places in pretty bad shape.
-$600/mo rents for same (cashflows +/-$200/mo.)

And if the neighborhood makes the comeback I predict: bonus!

Anyway, I'm not asking for thoughts on a particular property, but on South Central.
