Got a call on the 26th of last month. Guy had been a model tenant for a year, in fact just signed a one year extension. Called me and said he was working out of state and the rent check was in the mail. OK was always a stand up guy. :nono:
Sept 1 comes around and no check. OK will go check out the duplex to see if he is still there. Locks had been changed, wife was cheating on him so I thought ok.:nono:
Go back Saturday to put 3 day notice on the door and noticed that the water company left a notice to shut off the water but the AC was still going. HHHMMMMM this is weird.
Go back Monday to see if maybe he came home for the long weekend. Everything looks the same. Had a new set of locks to change them out. Pushed on the door and it came open. Guess what he had moved out the week before. Talked to the neighbor lady and she told me they had moved last weekend. Just missed them. Place is trashed. Seems he had 2 dogs that I did not know about that pissed all over the house. Kids had been coloring on the shower walls with crayon along with the bedroom walls.
By the way anyone know how to get fingernail polish out of the freakin carpet?
Unfortunately I can't get over there till this weekend to finish cleaning and start painting. 2 day laborers and my wife and I plan on knocking this duplex out in a day. Will update this week on the progress.
Lessons learned:
1. 3 day notice to pay or vacate goes up the day after rent is due
2. New lease will show that we will come to change AC filters every other month. This will help us determine if they are keeping a clean house and no pets without paying.
3. No matter how good the tenant they all think the same. They have no problem packing up in the middle of the night and blowing off the deposit.
