he desperately wanted to sell quickly.
Here’s the ad Rick ran on Craigslist:
Huge 3+ frame house in need of repair. Owner will look and any reasonable offer
including a trade for what you have as a down payment or full payment. Call me
with your ideas! Let's get creative!! What do you have?
Within 24 hours, here are the responses he received:
(1) Right now we have a heavy duty front loading washer needs fixed but can be fixed.
We have deep freeze that I call the Mafia bosses dreams because it is huge. We can
get a 220 window a/c. Two portable dishwashers and under the counter dishwasher. Not sure if under counter works but other need cleaned out or something as they don't clean to well. We are desperate to get into a house ASAP
(2) i have a pretty nice 89 camaro its red with a 305. i also have a 89 ford ranger
4x4 w/ a topper and lots of other stuff. my phone number is ___ call after 6pm and
maybe we can work something out. thank you matt
(3) I'm very interrested by your Habitation, When we can visit ?
(4) ___ i have tons of stuff i dont need but i do need a house in peoria i have cars
boats and cash gimme a call mark
(5) Please contact my bf at ____ we need housing ASAP. The woman we are buying this place from is going from is going to evict us due to not being able to pay the house taxes, though we are up to date on ALL other house payment as I make them out of my ssi.
(6) I have some commercial gum ball machines 9 total and a trailer. I will trade for
your fix up house.

I'm not sure if it was the Lucky Charms or the $4,000 cash that caught Rick's attention, but this is what he did. . .
The deal took a total of 5 days to close! In the end, he got a $2,000.00 car which he
immediately sold for paper, a $9,000.00 note secured by the subject property and $4,000.00 cash.
