Just wanted to get some input on something that I have been thinking about. As some may know, I am in the process of starting my own commercial RE investment fund. I have banks online, brokers finding me properties, investors waiting to invest. All of this, of course, if it fits my criteria of a "good deal."
With that in mind, I have a partner who has done some work in structuring private equity deals, but I just wanted to put out the feelers and get everyone's input on this.
We would open up the downpayment (20-25%), if there is even one needed, for our first few deals to private money. That said, I will need to give an attractive return for these investors (obviously). I have some ideas about how to structure a deal but here is a hypothetical situation of something that qualifies for my firm to buy (just for easy numbers):
Purchase Price: $1,000,000
Downpayment: $250,000
Bank is going to loan 75% (not including getting it under FMV). I will open up the other $250K to private money. And let's just say that is one person. What is the return going to look like? I was thinking about the following:
1) All return on the sale of property (10%+)
2) Paying a annual or semi-annual "dividend" (maybe like an IO loan?) of 4%+ (annualy payment of $10K)
3) Combining both and lowering the respective return.
Just throwing all of this out there for everyone's consideration. I have a partner for this, who knows much more about it than I do but I want to be able to throw some ideas out there when it comes down to capital raising time!
