Hey all, Just wanted to share an update since I am an INSIDERS and summit attendee and have been non existent in here for what feels like years. This post is NOT a fastlane strategy as the way I am doing it requires my time and attention and if I take days off so does my business. You can alter it to hire people to do what I am doing and scale it to fastlane but that's not my expertise yet so my help will be for active newbie to intermediate wholesalers on how I found success.
I pivoted from day trading ( did good till I got tied up in futures and then lost a LOT ) into reselling on ebay and amazon and scaled that from zero to low 6 figures a year. Now don't get me wrong it was ok money but had a LOT of time and energy required to maintain that income and I was racking up miles on the car, taking up a whole 2 car garage with inventory, etc... I decided to scale that I would need to either hire on help, start buying wholesale, and/or rent out a space since I wasn't going to have help in my garage/house without me there so defeated the point of scaling that way... I decided to scale back and start digging into real estate middle of last year.
So I still resell on the side but only inventory I had listed already and am not actively sourcing new items. Middle of last year I joined the Subto community (creative real estate buying mentorship) and learned how to buy homes by taking over the mortgages that had 2-4% interest rates and the assign the contracts for doing so to other investors for an assignment fee at an average of $10k per and started to scale that up over the last 6 months of the year. I did about $70k in profit from these deals but ran into one bad apple and decided I didn't want to assign those deals any longer and would only do that if I were the one owning the property at the end of the day.
SO.... Jan 1 this year 2024 I pivoted again to cash only wholesale real estate deals and started using PPL (Pay Per Lead) services to generate motivated seller opportunities. I had my first deal hit for a $30k assignment fee and was off and running. I had learned a lot of skills from both the paid Pace Morby Subto group as well as the free RJ Bates youtube series of his 50 deals in 50 sates in 50 days challenges and used those to close over 18 deals YTD and generate over $125k in income as well as holding some parcels of land to flip and a rental I bought on seller finance that is generating $300 a month in cashflow.

I am actively doing the business solo with no VAs or partners and have no course to sell you. I am just offering assistance if possible if this is in your area of interest and I can give you a shortcut to maybe do a few deals and fund your true fastlane passion.
