Financial Discipline (defense)
1) Had an emergency expense (old laptop went bust), so bought a high quality one second hand, and good that that money was there. Now need replenish emergency account before continuing with my income allocation plan.
To change => n/a, execute.
CENTS Execution (offense)
1) After being with underground utility contractor for some time as intern, realize that the way the owner runs the business is not aligned with asymmetric returns, in both the company's project output & financial income. Glad I get to see this firsthand so I don't make the same mistakes. At the same time, I'm still going to work with them for some time to immerse myself in that specific niche, because, it is (i) needed by everyone (residential & commercial buildings) (need); (ii) has high entry barriers and the opportunity to be dominated by one company in a market (entry + control); (iii) can be scaled if done right (ex: PP Reddy & Megha Engineering, in India) (scale).
2) Have not done anything specifically actionable in regards to real estate research & execution, however have determined from a local investor (who currently has ~40-50 units, which isn't a lot, but he still has experience & useful knowledge) that even if intending to live in have a property (like a duplex) to get a lower down payment, still better to put in at least 10-15% down. Again, finish school semester first, then use time outside of work for income to execute on real estate research & then actual investments.
3) Continuing with re-working/substituting my bad habits, for the long term via systems in place.
4) Continuing to be results-oriented via actual problem solving in regards to schoolwork rather than just listening but not actually retaining.
To change => n/a for now, finish off this semester than immerse yourself outside of work into CENTS & self-development.
be solution-oriented rather than problem-oriented
