Running business in Thailand. Anyone has experience, tips or tricks to share?

Hi all.
So I am currently looking to scale my business GOLD! - EXECUTION - Building a Beauty Empire. From 0 to 180k profit in 8 month and beyond across various countries and have gotten an opurtunity to establish in Thailand.
I have a potential business partner who is Thai and has some bussiness there already so that bit is done.
Does anyone have any real life tips, tricks or eperiences dealing in Thailand and south east asia. Any pitfall to look out for or just how is the general mentality over there?

@Kokaka Hey I'm pretty familiar with Cambodia which is right next door. In terms on business, i think business people are very generous and look for mutual benefits, I haven't met successful people who will slash your throat or cheat you because "name" as in family name/reputation is of the utmost value. The other thing is usually sometimes there mixed(ethnicity wise) with other countries, if we get specific, I think Chinese are the best to work with in terms of work ethic. If you want any more details (DM me) or if you moved forward I'd be curious to know as I'd like to do something if I get a chance to move to Southeast Asia.
