Why: I buy cheap houses and sell them for double on owner finance to an owner occupant buyer. It works because in high yield rental areas, the PITIS still lines up with market rents and people would rather buy than rent if the only barrier is an affordable down payment. The buy side is cash which requires tons of private money. Capital is my bottleneck, deals are plentiful when you have cash.
My personal strengths/weaknesses: Myers Briggs INTJ, "The Mastermind." I'm a natural planner and put in long hours effortlessly on planning activities. I'm good on the stage thanks to Toastmasters training. Routine tasks that probably should be delegated I find boring. I have call reluctance on the phone and shy away from people facing tasks. This is less pronounced in warm scenarios but flares up hard with anythng cold.
What I have so far:
Build my foundation for authority
* Write a book. Can be short for now. 50 pages on the target topic. Kindle and on demand print. Maybe it's just me but I feel a lot of those "50 page books bloated to 300 pages" is more a frustration to people than a credibility builder anyways
* Make some base videos on youtube on the book content
* Reorient social media to position myself as an SD-IRA investment consultant specialized in real estate
Ideas for exposure
* Podcast. I have no experience with this but heard it's a strong option
* Text articles. I'm not sure if this is the way to go nowadays. I've content milled for others a decade ago; I think to make it really work the articles should have heavy research and deliver high value. Even then I feel like a podcast may be the stronger option since I just have to interview others. Text transcription will serve those who want to read or skim.
* Online events. I'm seeing a lot of them on meetup.com which seems great. I'm also seeing some IRA custodians with online calendars, some with online meet and greet type events made for swapping opportunities.
* Get them on a mailing list. Continue to drip value and mix in deals I have available for funding
*PS: I'm restricted to online because although a US citizen, I'm an expat in Thailand. I'm awake during US EST hours though.

- How do you leverage the podcast? Just share it on social media, or is there more to it? I look like an autist when it comes to engaging folks on a personal level; if the plan fails anywhere it would be here (as it has in the past on other authority building endeavors). Almost makes me want to just keep it lean, write the book and focus solely on SD-IRA and meetup.com meetings. Apparently offline meetings are enough for some RE investors to find the capital they need. My particular real estate investing method is 100% capital constrained though, so capital is always the bottleneck.
