Analyze/Choose Out of State Cities

For those of you with experience investing in residential properties outside your local area, how do you go about analyzing and choosing the cities?

At first glance, it seems like a daunting task to try and narrow your focus down to not only a particular state, but to a very specific region or neighborhood within that state. So, I'm curious how others go about reducing the number of states that they focus on and then, eventually, how they choose the city and location.
