Alright guys and gals I need to pick your brains. Right before B&P I hired a contractor to sheetrock a room, repair all sheetrock damage, texture, and paint a 3BR/2Bath upstairs apartment. We walked through the apartment together and I pointed out specifics that I wanted addressed. He mentioned some local names of fellow RE investors that he has done work for. He told me he would get in there with his crew and would have it knocked it in 3 days. I let my other tenants know about the work since they all sleep days. I allowed 5 working days for them to get done. We shook on it and I gave him the key.
During the time I would go by and check on the progress from time to time. I did notice that they were running behind but that happens some times. They finally finished 9 working days late. When he was done he called me for a final walk through. I was not ecstatic about his work. I saw many flaws but I was hesitant to hold him to it because he was so late getting to this point. So I paid him and thanked him and sent him away.
So today was the first day I really got to go in and soak up the results. I am now very unhappy with his work. There are nail holes and nicks in the sheetrock on many of the walls that were not filled in. They left 1/4 inch gaps between the trim on some windows and the sheetrock. Some of the damage looks like it was done after the painting. So obviously I botched this hire.
I have been pretty successful at many facets in RE investing so far. This is one area that I need to learn more in. How do you screen and deal with contractors? Do they all over promise and under deliver? Care to give me some lessons from your experience?
