What are your thoughts on a current business owner buying another business compared to investing in rental real estate?
Once you have a business producing a good cash-flow and you are looking to invest that money into growing your assets - what's the best option?
Every deal is unique, but generally it seems to me that buying a business is a better for increased cash-flow while real estate is a better investment for net worth building.
If you already own a business, owning another business offers some potential benefits in being able to apply your skills to improving the profit, but doesn't seem to offer any real tax advantages since you are already writing off whatever you legally can through the original business. But by investing in real estate, you get some new tax advantages and banks are much more willing to lend against it's value than the value of a business. Additionally, real estate is easier to sell down the road and much more hands off.
My view is that if your goal is to increase your income - buy a business, but if your goal is to increase your retirement fund - invest in real estate.
