My Rentals:
I have one that we're working on and one where the tenant is still moving out. Both are a mess and it's going to take time and money to put them both back in shape. It's all part of the cycle and the cost of doing business.
My On-Site Rehab:
We've been working on the second one. The first one is sitting while we try to beat the cold weather on the second.
The second project has the ditches dug for electrical and natural gas services. The electrical wire is laid in its ditch. The gas line is laid and the tracing wire is in place. That work was done last Friday. I don't know if we'll get them buried before the heavy snows come. I'll get the electrical meter set as soon as we get a new electrical panel installed in that unit. Natural gas must wait until we have at least a couple of appliances in place to have it turned on. That means no central heat for a while. And we must have the unit skirted to turn on the heat anyway. That's my requirement because the heat will escape and I'll be heating the great outdoors. In the meantime, we can use a portable propane space heater inside so we can work in there. We're building frames for the skirting. I don't know if we'll beat 'Ol Man Winter on that part of the job. It's that time of the year.
My Off-Site Rehab:
I went over this morning and we figured out the cabinets and folding table for the laundry area. We don't have a lot of room in that space, but we figured out a plan. That space is at the end of the very large kitchen. I think that now we can start getting the materials together to work on the countertop in the kitchen. I must come up with a plan for the countertops so I know what to buy.
The flooring is going down in the master closet. It will also need cabinets and clothing racks.
My Piles and Piles of Paperwork:
I just wish all these piles of papers would quit having babies every night when I go home! Every morning the piles appear to be taller and taller -- no matter how much I work on them! Oh, how I hate the paperwork. I must admit, it's better and easier than it used to be. I have the right office equipment to help with the work. But, I still must listen to books or podcasts while I do the boring parts.
This week I want to get everything scanned and filed in the computer.
I want to start on the dictation again for the construction notes.
We're getting down to the end of the year. My goal is the same as always. I want to have all the paperwork caught up. That way, during the first week of 2025, I can ask the accounting software to print me the yearly reports. Then I can close out 2024.
Another thing I can do this week is to order the IRS forms that I will need in January. And I'll need to update the software that I use to fill those forms out.
